Life, It's Really All About The Family

Grant here with the final post of of my "Life" series. Today the discussion revolves around family.  It's the most natural thing we experience. From the time we are in our late teens most of us are looking for the next place to live. Whether it's off to school, or just off on our own, the lure of moving on and moving out is part of life. What we are not always ready for is the places that first move will take us. Take a look at how it can affect one family as they evolve through the years.  Family growth. It's a natural thing for families to grow with time. The added truth is that when this happens, it's not tied to mortgage rates, job status,  or the stock market. That means that a young couple will likely be looking for a new place to live after the starter apartment so many need to begin with. It means they may not be in a position to place the 20% or more down on a new place. It's possible that they can find a house to rent, that will give the family ...

More about Life and your home

More about Life and your home. In my last post I spoke about the fact that things that we have no control over (let's call that life) are often the driving force relating to the home you're in, the home you need to sell or the home you need to have.  Today, I'll discuss how the challenges of health, for both you and your loved one, change how you need to look at housing for your family, today.  My name is Grant and my companies see the way that issues of health affect the decisions of home ownership regularly. Take a look at these 3 examples, each one drawn from real events. No names will be used, but the points will be clear with each one. Read on to see what I mean... Imagine that you are living comfortably here in the Dallas area. Good job, great relationship with your partner, and you've ben able to own a very nice home. Pool, 4 bedrooms, a really great place. You have no intention of moving, not now, and maybe this is your lifetime home. Then LIFE gets in the way....

Life: An unspoken truth

Image
Hi, this is Grant.  Today I want to take a look at a saying that many of us have heard. "Life is what get's in the way while you're making plans".  I know that I am usually talking about the reasons that buying a home using methods that don't involve traditional lenders can be a great option for many of you. If not that, than it's the other side of that equation that is the subject...why selling your home in a non traditional way can be the best choice for you.  In my upcoming posts  I want to explore a simple truth. More times than not the reason we either sell or purchase a home isn't about the profit created, or the great buy on the property. The driving force for the transaction is... life.  I'll explore why there are forces in our life that make the perfect choice one that just cannot be achieved, and why all is not lost when this is the case. The conversation will be about current housing status, family, work, health and the consequences of each...

Real Estate Investor breaks down the owner finance process

Image
Grant Trevithick here to talk about how the process of owner finance actually works. I have been doing real estate in Carrollton, Dallas, Fort Worth, and all through-out Texas and I have come to realize that most people are not familiar with how owner finance actually works. I thought I would take some time and give a brief run down of the process. Owner financing is a financing arrangement in which the seller of a property provides part or all of the financing to the buyer. This type of arrangement is sometimes called seller financing or seller carryback. Here is a brief overview of the process of owner financing: The buyer and seller agree to an owner financing arrangement. This can be part of the purchase contract for the property. The seller provides the financing for the property, either in the form of a mortgage or a promissory note. The terms of the financing, such as the interest rate and repayment schedule, are agreed upon by the buyer and seller. The buyer makes monthly payme...

Why Using Subject-To Makes You The Bank

In the world of real estate, innovative financing options have emerged to make homeownership more accessible and mutually beneficial for both buyers and sellers. One such method gaining popularity is subject-to financing. In this article, we will delve into what subject-to financing entails and explore the benefits it offers to buyers and sellers alike. Let's embark on an optimistic journey that illuminates the possibilities of this empowering financing approach. What is Subject-To Financing? Subject-to financing is a creative real estate arrangement where the buyer acquires a property "subject to" the existing mortgage, taking over the responsibility for payments while leaving the loan in the seller's name. This method allows buyers to bypass traditional mortgage processes, making it an appealing alternative for those facing credit challenges or seeking faster transactions. Benefits for Buyers: Flexible Qualification: Subject-to financing provides an opportunity fo...
